Consultation

Professional advice for your Home Office, and Commercial Space. When all you need is professional direction. 

Consultation Visit:  I come to your Home or Office and jump right in to your project.  We evaluate the space, its use, purpose and projected use and discuss your vision.  I give you ideas, furniture placement, introduce new colors, as needed, give suggestions for your existing and new furnishings with a projected vision of the space, I can even give you a "shopping list" so you know what it is you are looking for and where to find them, with in your budget.

  Consultations typically last between 1-3 hours, and are at an hourly fee, upon completion of that consultation, the time is assessed and payment is appreciated.  Cash, check, or money order made payable to: LCK INTERIORS, if a receipt is requested it will be mailed. If a bill for payment is requested, it will be issued by mail and payment due upon receipt.

    Initial consultations are at your Home or Office, subsequent consults, with you present, may be at other locations as needed, i.e. flooring, rug, furniture show rooms, with contractors/ sub contractor and other associated show rooms: kitchen/ bath/ accessories, etc.  Each billed at the hourly rate and manner as described above, some additional fees may be applied for mileage to these locations, this will be determined at time of scheduling.

 Limited Design Service

This is a blend of professional services with what you prefer to do on your own. 

Initial Visit:  This includes the "Consultation Visit" as described to the right at which time we decide what other design services you may need.  We them proceed similarly to "Full Service Design", with your approval and  allowing you to take on specific tasks as desired.

Services may include floor plans, space planning, future planning, proposals, design and product research, furnishings and accessories, custom draperies, murals and wall finishes, and others.  I do the research and design development, I recommended option(s) that are appropriate for the space, overall design, and budget.  This limits the overwhelming and time-consuming selection process, thus saving you money in the process by making good design decisions the first time.  Products include Fabrics, Furniture, Lighting, Wall Coverings, and more; with purchase through retailers including local shops and stores, catalogs, internet, etc., as well through LCK INTERIORS ordering specialty items and for access to the ‘To the Trade’ sources. 

Presentation and approval is required with appropriate payment to proceed. Proposals for goods or services are made active upon payment. See fees below:

 Full Service Design

 This where an Interior Designer is involved with the whole of a project. From beginning to completion "Custom Designed" for you. 

Initial Visit: I come to your home, office, or commercial space, unless other circumstances apply to the design project.  We discuss your vision. We evaluate the space for its use, purpose, and projected use.  We evaluate your needs, wants, and concerns in order to create a functional and aesthetic plan.  I  also take into consideration your existing furnishings and accessories in order to make the greatest use of your assets.  I take photos and measurements, and any existing floor plans, and share my preliminary ideas.   We also discuss a budget, realistic to the design goals set. 

Presentation:  The presentation takes place anywhere from a few days from our initial visit to a few weeks, depending on the scope of the project, often set at the initial visit, there may be a number of presentations for specific product approval.  Presentations may include sketches, floor plans, colors, samples and photos of furniture and fabrics, and/ or proposals for estimated budget for goods and associated services.  During which, your feedback is important, I want you to be able to envision the full project and make appropriate preliminary changes to the design plan. 

Project:  Upon approval and with the  appropriate changes made; we set a project priority list, a more detailed design plan, and we proceed with the project.  Product Selections are made by the designer, and given to the client for approval.   Proposals for goods or services are made active upon payment.

Services can jump between levels through out a project depending on the scope of the project and the amount of designer involvement.

Fees: After the Initial Visit payment and/ or retainer fee and contract may be required to proceed; this will vary and is determined by the scope of the project. Residential Fees are accessed by the hour and are currently at $85/ hour (as of May 2008).  For the duration of the design project the client will have an account with a monthly billing statement for time, the hourly fee will be assessed to include meetings, research, design development, planning, etc. (see billing details below).  Goods and associated services require separate payment, with shipping and sales tax where applicable; Goods and Services are set as proposals and are made active upon payment, some items may require a deposit and approval signature, with others requiring payment in full before goods and services are ordered or scheduled.

Billing: For Monthly accounts billing goes out on or around the first Friday of the month, with the invoice covering the previous month.  Payment is due before the end of the month the invoice is sent.  As always I try to keep time spent outside of your home to a minimum, and in many cases I reduce the billable hours for Research and Design Development.  Routine conversations with contractors and clients are categorized as non-billable, unless significant in time, or planned phone meetings occur. Mileage:  Additional Mileage fees may be applied.  Mileage to locations outside of the Baltimore Maryland is charged at $0.50 per mile.  Mileage charges will be determined at scheduling (as to whether they apply) Mileage is calculated 20 miles from zip code 21128, each way. [Total mileage = (One-Way Mileage - 20 miles) x 2].   

Just want the Design Plan? After the presentation of the design plan the client has the option of taking on the project themselves while retaining consulting services for continued assistance with the project, or proceeding with the project without any assistance from the designer.  The costs associated with the proposal, design plan, and presentation will be billed, or taken from the retainer fee.  When the presented design plan is paid for it is the property of the client; however, Ideas from the design plan which are implemented, need to be given appropriate credit.
